This building has been a bank since its start in the 1960s. We are so glad M1 Bank chose to preserve and invest in this piece of Clayton’s downtown history to make it better for the coming decades. While the main structure will remain, it will be wrapped in a new glass surround for onlookers to enjoy a contemporary design that fits the current bustling downtown and also reflects its roots.
The third and final upscale, mid-rise condominium development on Madison Avenue coined “The Hutton” in Kirkwood MO, includes 12 luxury residences with spacious terraces, large windows, grand floor plans, and a modern exterior style that complements two prior condo developments on this block - The Madison and The Barclay.
As the Kirkwood affinity for outdoor living space continues to thrive, we opted to include two penthouse floors instead of one, which provides additional rooftop terraces as the building steps up. And to contribute to the existing walkable downtown Kirkwood culture, our plans also include the installation of a six-foot-wide sidewalk along the Madison corridor.

The Muny - St. Louis, MO
We are ecstatic! The Muny selected CORE10 to complete their ambitious Second Century Campaign with a redesign of all backstage and administrative support spaces.
It's an honor to reimagine the spaces where gifted artisans and staff have brought first-class musical theatre to our incredible city for one-hundred years. Due to a complex mix of renovations and additions stitched together over the last century, the backstage spaces, administrative offices, shop areas, and support spaces were all in need of an overhaul.
Like nearly all of CORE10’s unique renovations, the process began with embedding our staff to ask questions and document during the 2019 centennial season run. We met with every facet of the production teams and the year-round staff. We attended shows both front-of-house and back-of-house. We sat in on meetings, and lurked around to watch them paint and build sets. This enabled us to see things not normally observed by management and leadership, and to understand the nuances of how the materials and talent flow during the highest speed portions of rehearsal and production. Once we really understood how they make that Muny "magic" happen, we recommended a custom design to make every square foot available work harder for them. The outcome will allow the Muny to keep creating magic well into the Second Century.

Alamo Townhouses - Clayton, MO
Four townhomes are crafted to fit the context of the historic and walkable DeMun neighborhood at Alamo Avenue and St. Rita Avenue. The multi-family building presents traditional features, like brick and gable peaks, along with contemporary elements, including oversized windows, to reflect a more modern residential presence. Traditional bay windows on the second level are used to create dramatic, modern forms by floating them above the front porches. To maximize both privacy and green space, each of the four homes boasts its own unique outdoor space that will face a different direction than the other units. The homes stand at three stories, and each sits atop a generous 2-car garage and basement.
West Village Townhomes - Central West End, St. Louis, MO
CORE10 is thrilled to be a part of our first project in our own neighborhood - the Central West End (CWE) of St. Louis. We’ve designed a modern adaptation of a historic CWE rowhouse, which will include six townhouses. One townhouse faces the main street, West Pine Blvd., to mirror the historic character of old city houses. The other five follow behind it. All front doors go out to a common, long porch. And each unit provides additional outdoor living space through private, second-floor balconies and roof terraces.
